Tenants Advice
Security deposit
A security deposit is taken from a tenant of one and a half months rental. Other
deposits may also be taken out against damage by pets or smokers.
Period of tenancy
Unless otherwise stated, all tenancies are assured shorthold tenancies and for an
initial period of 6 months. This can usually be renewed subject to mutual consent.
Viewings
Accompanied viewings can be arranged by prior appointment.
Tenants insurance
Household insurance for tenants in rental property has always been difficult to
arrange and cover is often restricted and premium rates higher than normal.
It is also compulsory for all tenants to take out contents insurance for their own
personal possessions and accidental damage insurance for the landlords effects.
This ensures that tenants are less likely to forfeit their security deposit should

References
Meticulous care is given to the approval of a tenant by one of the UK's leading
credit reference agencies. Credit worthiness, bank, personal and previous landlord
(where appropriate) references are taken.
Guarantor
A guarantor, or larger security deposit, may be required if you are unemployed,
in receipt of housing benefit, you have not been in continuous full time employment
for the last 6 months, you have recently arrived from overseas, your rental commitment
is more than 40% or your annual gross income or have an adverse credit history.
Each case will be treated on an individual basis.
Utilities
Unless otherwise stated, all rents quoted are exclusive of council tax, water rates
and utilities that must be paid by the tenant. Homelet will inform these companies
that a new tenant has moved into the premises.
